Custom Home Design, Building and Remodeling

 We offer a complete Design - Build solution for our customers. From choosing a home site, to designing your new home and through the entire building process I work directly with you, and oversee all phases of construction to create the home of your dreams. I have designed and built over 150 Fine Custom Homes and other major projects on the Shores of Lake Winnipesaukee and the surrounding Lakes Region of New Hampshire since 1981.

 Our in house 3D Computer Design capabilities allow me to stream line the design phase of our projects.  I utilize state of the art computer modeling and rendering to produce a virtual model of your new home for you to explore. All of our homes are designed specifically for the needs and lifestyle of our customers and the home site they have chosen. As I design your new home, full consideration is given to your life style and how you will use your new home, as well as the features of your home site, such as: water frontage, views, natural lighting, and the physical features of the site.

 All of my home designs employ and extend LEED (Leadership in Energy and Environmental Design)  construction techniques and materials.

 Some of our customers for various reasons decide to use the traditional Owner, Architect, Builder relationship, often they have worked with a particular Architect on a previous project, or they like the design style that they create. We are happy to use this relationship and provide construction and oversight services for these projects.  In addition we are always available to provide technical direction on our local construction techniques and practices.

 Another important consideration is the construction budget, it only makes sense to design a home that will fit your budget and that you can afford to build. There are many techniques and options available to achieve a specific design goal and stay on budget. Our many years of experience allows us to provide our customers these options during the design, and construction phases of your new home.

 Once we move to the construction phase, we draw on the many years of experience of our own craftsmen to create your new home. All members of our team take great pride in the homes we build. Whether we are working on a built-in cabinet, a home theater, or a gourmet kitchen, no detail in any phase of the project, is too small to be over looked. Once completed you will have a home of lasting quality and beauty to enjoy in the years ahead.

The Environment and Energy

 Energy efficiency and environmental impact are at the center of all our design and construction techniques. We employ and extend LEED (Leadership in Energy and Environmental Design) in all phases of our projects.

 Construction by its very nature disturbs the environment, and our projects are often located in very sensitive areas.  It is always my goal when designing a home, and the goal of my team when building a home, to harmonize with the existing environmental site conditions, and most importantly to take care to minimize any unnecessary impact on the site. Daily inspections are made to assess the impact of the construction on the home site and the surrounding area, and to take any required corrective action to improve the conditions and reduce the impact.

  We have developed, tested, and employ many advanced construction techniques and energy saving systems in our homes. Operation and maintenance costs of a home are significant these days. Our use of hybrid dual fuel HVAC systems, LED lighting, and Sustainable Forest Products, significantly reduce these costs, and reduce the carbon foot print of our homes.

 Our advanced Energy Shell System tm   system provides one of the  most energy efficient thermal envelopes being used in wood framed residential construction today. This system creates a continuous thermal envelope from under the basement floor, to the peak of the roof.

 The walls of a home often make up the largest surface area, and thus allow the greatest energy lose by both radiant heat lose and air infiltration. 

  An integral part of our Energy Shell System tm  is our Thermal Break Wall System tm, a highly cost effective passive construction technique, which provides additional insulation, eliminates thermal bridging to the wall studs, at the same time it significantly reduces air infiltration and interior noise levels.

 Energy use testing was conducted during January on a recently completed 4500sf waterfront home designed and built utilizing our complete Energy Shell Systemtm. During the January test period this  home required less than 30,000 BTU's of energy per hour, with an average outside temperature of near Zero degrees. At current energy prices this converts to an approximate cost of only $.75 cents per hour for heating this home during the coldest portion of the heating season.  This testing shows our complete Energy Shell Systemtm coupled with our dual fuel HVAC systems is significantly reducing both the long term operating costs, as well as, the environmental impact of our homes.

 As part of our sustainable environmental impact initiative, we are providing training to other builders in the New England area on these highly cost effective advanced energy saving construction techniques.

Choosing a Home Site

 I recommend that prior to purchasing a site for your new home, or purchasing an existing home, that you have a building professional and / or land use professional visit the home site or home with you. Together you can assess the pros and cons of the prospective site for the particular building project that you are considering.

 At a minimum a prospective home or home site should be reviewed for the following:

1.   Water: Is there town water available or will a well be drilled on site?

2.  Sewer / Septic: Is there town sewer available or will there be an onsite septic system?

       If there will be an onsite septic system, is the home site large enough and are the soil conditions adequate to support the number of bedrooms desired? The State of NH bases the size of a septic system on the number of bedrooms in a home.

3.  Home Size: Will the size and style of home that you desire to build fit on the prospective home site? What are the soil conditions on the site? Is there obvious ledge or other significant formations, is it a level site or a sloping site, and are there views?

4.  Wetlands: Is there any evidence of wetlands,  on the desired building or septic area on the site. Evidence of wetlands of any size may have a significant impact on the desired use of the home site. Wetlands zoning ordinances vary from town to town, and should be reviewed for impact on the use of each home site being considered.

5. Waterfront Homes: If you are considering an undeveloped waterfront  home site or deconstruction of an existing home on one of our lakes or rivers, special consideration must be given to the home site and the proposed use.

      There are potentially significant restrictions on building in the Shore Land Zone on waterfront lots. At a minimum additional State of NH permitting is required, and most towns require additional permitting as well. I strongly recommend that any and all potential restrictions for the desired use of the proposed home site be identified by a land use professional before purchasing the home site to prevent possible delays or limitations on your use of the property

 

State and Local Permitting

  There are constant changes being made to state and local laws, as well as, town zoning regulations that effect land use and home building. In order to stay abreast of the current permitting requirements for our projects, I continually review and follow the changes to the laws, rules, and regulations that will impact our projects now and in the future.

 Permitting on most projects and especially on waterfront projects has become a significant and often time consuming process. Several state and local permits are required for all construction projects these days.  

 We work directly with a team of local surveyors, engineers, and soil scientists to streamline the permitting process and to acquire all of the necessary permits prior to construction for each of our projects.

Site Development

 As an integral part of our building services, we offer complete site development, excavation, and septic installation services, with our own fleet of trucks and equipment.

 Site development is often the largest budget item in a construction project. By providing these services for our customers we can significantly reduce the cost and control the time required for the site development phase of the project.
